	Disclaimer Information for Vacation Rental Advertisers and Renters Legal Advice to Owners NOTICE TO ALL RENTERS AND ADVERTISERS - You are responsible for conducting your own investigation regarding any and all claims made by prospective renters or vacation property owners or agents. You assume all liability for use of any information you find in any UR INC. publication. The operators of UR INC assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all UR INC. ads are created directly by the property owners, some UR INC. advertisers are acting as agents or managers for the owners. Renters are aware that each property sets its own Refund/Cancellation Policies â€“ UR INC. recommends that renters ask for and receive a written notice of the Refund/Cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense (see AIG for details). UR INC. is not responsible for the refund of rental fees for any reason. None of the information contained in any UR INC. web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. See information about when dealing with anyone you donâ€™t personally know. Qualification of all renters is the sole responsibility of the property owner or agent. Property Owners - If the operators of UR INC are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither UR INC. or its owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. UR INC. does not guarantee that the UR INC. web site will be available 100% of the time. This Agreement shall be construed in accordance with the laws of California any and all disputes shall be submitted to the jurisdiction of San Diego, California, disregarding conflicts of law, forum and venue. By using or continuing to use the services of UR INC., you agree to the terms and conditions of this disclaimer. NOTICE TO ADVERTISE UR INC listings run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, etc.) UR INC. is only able to offer a partial refund once your first listing is online. Sorry, but no refunds on second or subsequent listings. Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance. PROPERTY OFF THE MARKET If you wish to remove your rental property from the market, we can temporarily inactivate the UR INC. listing and reactivate it at a future date during your paid annual term. Your UR INC. listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market). PROPERTY SOLD If you sell your property, you can transfer your UR INC. listing to the new property owner at any time. ONE PROPERTY in ONE LOCATION UR INC. listings are designed to advertise ONE PROPERTY in ONE LOCATION. Each listing may only relate to one specific property. The property in a listing may not be substituted by another property. SPAMMING POLICY Note: UR INC. does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) â€“ UR INC. reserves the right to cancel (without refund) any member that mentions UR INC. or any of its associated websites, URLs, or any associated UR INC. email address in any SPAM e-mail message or Usenet posting. UR INC is the sole judge in determining what constitutes SPAM. RENTAL INQUIRIES It is the goal of UR INC. to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by UR INC. prior to delivery to UR INC. members. Inquiries may be read by UR INC. staff members. Despite UR INC. filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of UR INC. filtering efforts. Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and UR INC. cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. UR INC., at its own discretion, may supply to potential renters the direct e-mail address and or phone number of UR INC. advertisers for the purpose of making a rental inquiry. MEMBERSHIP POLICIES Vacation Rentals by Owner reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the UR INC. Web site, it becomes the property of UR INC. and its affiliated sites and may not be copied from the UR INC. web site without written permission. LOCAL RULES AND REGULATIONS Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.
